Elboya Community Spotlight
Elboya is a highly desirable area of Calgary. Located South of the Elbow River and Stanley Park, West of McLeod Trail, East of Elbow Drive and North of 50th Avenue. Approximate drive time to the downtown core is 9 minutes, to Chinook Centre is 5 minutes and Britannia Plaza is a short 13-minute walk!
This community is zoned as R-C1 and according to the City of Calgary statistics there are 477 single family homes located within the community. 55% are Bungalows, 35% are 2 Storey homes and 10% are Split Level homes.
The population of Elboya is 1,630 according to 2016 City Statistics. Average household size is 2.3 with 68% of the population being between 15 and 64 years of age, 18% under 14 Years and 14% over 65 years.
Schools include Saint Chinook Park School, Augustine Elementary Junior High, Henry Wise Wood High and a number of private schools such as West Island College and Rundle Academy.

The Current Real Estate Market in Elboya
In the past 6 months there have been 15 home sales, ranging from $591,000 to $1,950,000 with the average price being $941,060. All but two of these properties were built in the early 1950’s.
Currently there are 9 homes for sale in Elboya, of which only 3 are built in the 50’s with 6 of them being constructed after the year 2000. (Current Listings)
The home I am featuring in this blog is a Mid Century Modern 4-level split that was built in 1959. Located on a triangular walkout lot with city views. This unique home offers over 2000 sq. ft. of living space. Reflective of the construction period it is a 3-bedroom, 1.5 bathroom home. The heart of the home is located on the lower walk out level. This level was completely renovated in 2015 and features a gourmet kitchen, dining room, workstation complete with USB charging stations, a Laundry Garage, ½ bath and TV room that is flooded with Natural light from the large windows and patio doors that lead out to the private courtyard with fire pit.
